How Tenant Wants and Needs Have Changed Since the COVID-19 Pandemic

If you’ve been filling vacancies in your rental property(ies) since COVID-19 hit the U.S. in early 2020, it is likely that you have noticed some differences in what potential tenants may be looking for in a home as compared to before that time.

For instance, even after the stay-at-home orders were lifted, many people continue to work from home, either on a part-time or full-time basis. Because of that, many renters look for home office space where they can work uninterrupted.

Likewise, many schools are continuing to offer at least some learning opportunities online so that students have the option to stay home. With that in mind, space for learning – along with internet capabilities – can be a must-have.

Outdoor space has also moved higher up on the list for single family homes and apartments alike. Social distancing is still recommended, so the ability to enjoy the company of family and friends can be made easier if there is room to sit, dine, and participate in other activities in the fresh air. This is particularly important in year-round warm weather climates like Florida.

Certainly, there are other items on potential tenants’ “ideal home” list, too, that have always been key factors in making a decision. These can include:

  • Location – Having convenient access to shopping, schools, churches, parks, and other necessities is typically high on the list when someone is seeking a new place to reside. Proximity to public transportation can also be a plus.
  • Safety and security – Many people make it a point to focus on low-crime areas when choosing a rental home or apartment.
  • Storage space – Because many tenants know that their current living situation may be temporary, having plenty of storage space can be enticing – especially if it prevents them from having to rent additional space for their belonging elsewhere.
